Four-room flat at City Vue @ Henderson sells for $1.08 million
A four-room resale HDB unit at City Vue @ Henderson has lately been transacted at $1.08million, at the same time setting a record price in the estate on 11th June 2K23 when both seller and purchaser signed on the sales agreement. The previous record price of $1.04 million set by a four-room of the same size was trumped on March 16. Another four-room flat was transacted at $1.039 million last year.

Eu came across this particular seller of the City Vue @ Henderson 4 room flat from his weekly prospecting exercise since the estate hits their minimum occupation period mid of 2K23. Many units in this estate have reached their minimum occupation period over the last few months.

Most young buyers were particularly interested in the prime and mature district four- and five-room flats. He adds: “I found that most of these buyers were willing to pay a million-dollar sum for a flat in what they consider a prime HDB estate.”
Several five-room flats are already marketed for sale $1.3 million onward. A record-smashing sale of a unit on the 41st floor was done deal at $1.4 million ($1,151 psf) on May 18, making it the most expensive HDB resale transaction. However, this record was later surpassed by the sale of a jumbo flat in Tiong Bahru, reportedly sold for $1.5 million in June.
Huge percentage of owners are not in a hurry to offload their flats now even though there are strong buying interest from buyers, adding that several owners intend to enjoy the benefits of living in such a central location for at least 10 years. “It is just a matter of time before we see the four-room flats at City Vue @ Henderson breach the $1.1 million threshold. A new record could likely happen end of this year.”
With the controlled supply of BTOs in the pipeline and increasing number of flats reaching their MOP will drive up prices in this area are not a surprise why prices are driven up. This aided the sellers in the future to have upper hand in negotiations due to pent-up demand.
